Bespoke property management
Your home was never meant to feel like
inventory.
We take on a small number of Cape properties and run each one as a singular thing with a name, a character and a reason to be chosen. Full service, small portfolio, on purpose.
Why small
Occupancy is a poor first question.
A house filled by the wrong guests at the wrong rate costs more than an empty one — in wear, in reviews, in the slow erosion of the thing that made it worth buying. Volume operators cannot solve for that, because their economics require them not to.
So we cap the portfolio. Fewer houses means we know yours: which room holds the light, which guests suit it, which month to hold the rate and which week to let it go. It also means you speak to a founder rather than a ticket number.
If that sounds like a limitation, it is. It is also the entire product.
What we actually do
Five things, done properly.
- 01
Positioning, styling & launch
We decide what the house is before we decide what it costs.
- A named identity and a written point of view — not “4 Bed House with Sea View”
- Styling direction, and honest advice on the two or three things worth changing
- Photography and copy built around how the house actually behaves through the day
- A launch plan with a date on it, not an open-ended “soon”
- 02
Distribution, pricing & revenue
Direct-first, channels second, rates that move with the season.
- Listing build and optimisation across the channels that suit the house
- Seasonal and event-aware rate strategy, reviewed rather than set once
- Minimum-stay and gap-night rules that protect both yield and the property
- Enquiry response inside hours — the single biggest lever most owners miss
- 03
Guest communication & concierge
Answered properly, by people who have stood in the room.
- Pre-arrival planning, arrival coordination and in-stay contact
- Restaurant, transfer and experience arrangements on request
- Screening and house rules applied with judgement, not a script
- Issues resolved while guests are still in the house
- 04
Housekeeping, maintenance & property care
A house is only as good as its worst Tuesday.
- Turnovers to a written standard with a checked handover
- Linen, consumables and stock managed without you being asked
- Preventative maintenance schedule, plus a vetted trades list on call
- Condition reporting so small problems stay small
- 05
Owner reporting & continuous improvement
Plain language, and one honest recommendation a quarter.
- Monthly statement: bookings, revenue, costs, occupancy — legibly
- What worked, what did not, and what we would change next season
- Guest feedback passed on unedited, including the awkward parts
- A standing invitation to disagree with us
How it starts
Four steps.
No presentation deck.
From first message to first guest is usually four to eight weeks, depending on how much styling and photography the house needs.
Step One
A conversation
You tell us about the house and what you want from it. We tell you plainly whether we are the right people. No presentation, no pressure.
Step Two
We come and stand in it
There is no substitute for being in the rooms at four in the afternoon. We assess the property, the market it sits in, and the realistic ceiling.
Step Three
A written proposal
Positioning, expected performance, what we would change, what it costs, and what we commit to. On paper, so you can hold us to it.
Step Four
Launch, then look after it
Styling, photography, copy, listings, systems — then the unglamorous daily work that keeps the promise for as long as you want us there.

The Lighthouse, Bloubergstrand — managed by us, start to finish
The standard
You can see the work.
Rather than describe our standard, we would rather you walk through the Lighthouse and judge it. The positioning, the photography, the room-by-room writing, the honesty about what the house does not have — that is the deliverable.
Owner enquiry
Tell us about the house.
This goes directly to Ruaan and Jason. We reply within one business day with an honest view on fit — including when the answer is that we are not the right people for your property.
